5 Mistakes Homeowners Make During New Builds

A new build a new you. But there are so many mistakes people make during the new build process and particularly so if its your first time round the sun. Here are a few that we come across often and would love to work with you during your new build journey!

Plans usually end up with us when they are in consent. Shame really because just an hour to look over would make the world of difference to some key decisions that impact the interior. This leads to onsite variations and an admin headache for the main contractor that an interior designer can solve pre application. 

The biggest mistake is homeowner bite off too much than they can chew and don’t realise it. One of the biggest compromises we see is when budget gets stretched across too much floor area. Sometimes reducing the footprint slightly can free up budget for the finishes and details that make a home feel truly special. We personally would love to see high quality homes, designed efficiently. How well can we finish your space? Really evaluate the m2 and see see the amount that 5m2 can transfer into finish upgrades instead of dead space. 

Secondly, lighting and natural light is something mostly left up to chance of your electrical contractor. Lighting is a scientific art and is a real opportunity to add depth to your interior. Curate this strategically instead of smacking 60 default pancake downlights in that all give off the same tonal experience no matter what zone you are in. Consider natural light to wall space, some clients find they are so obsessed with natural light that they have minimal hanging space so a balance is crucial. 

And as we are storage maximalists I can’t help but throw in a “make sure your storage is considered”. Three areas here to lean into. We look out for walk in wardrobes to make sure they have adequate space. These are larger now with accessory banks as a homeowner priority.  Make sure the hallway storage is conveniently placed near the guest wing. Lastly consider garage size with length and depth if your laundry is integrated and what vehicles you use might affect this.  We can help you with any custom storage design required.

Lastly material selection is your final personality stamp. In my opinion people play it too safe for new builds. The likelihood that you will stay in this home for 10-15 years is high so therefore feel free to add some individualism into the new build. Your building a lifestyle blueprint. Wallpaper, paint colours, splash backs, feature walls are easy to change out and paired with thoughtful lighting and precise furniture selection (make sure you leave some budget for this!) Will ensure a timeless yet bespoke high end new build that you will love.
